What Survey Do I Need?

For most modern homes in reasonable condition, a RICS Level 2 Home Survey is sufficient. For older, larger, listed or altered properties, a more detailed Level 3 Building Survey is recommended.

The Two Main RICS Survey Levels

The RICS Home Survey Standard sets out two main levels of survey for residential property. Choosing the right one depends on the age, type and condition of the property you are buying.

A Level 2 (HomeBuyer) survey is the most popular choice, while a Level 3 (Building) survey offers the most detailed assessment available.

When to Choose a Level 2 Survey

A Level 2 survey suits conventional houses, flats and bungalows built from common materials and in reasonable condition.

  • Modern or relatively recent properties
  • Standard construction in good order
  • Buyers wanting clear traffic-light condition ratings
  • A cost-effective level of reassurance

When to Choose a Level 3 Survey

A Level 3 survey is more thorough and is recommended where a property is older, unusual or has been altered.

  • Period homes — Victorian, Edwardian or older
  • Listed or non-standard construction buildings
  • Properties that have been extended or significantly altered
  • Homes already showing signs of defects or movement

Frequently Asked Questions

Is a Level 3 survey always better?
Not necessarily — it is more detailed and costs more, but for a modern home in good condition a Level 2 often provides all the reassurance you need.
A market valuation is not included as standard in either level but can usually be added as an optional extra.
